Planning Permission granted for Key Infrastructure

07.05.24| Updates

Planning permission has been granted for essential strategic infrastructure in Clonburris Strategic Development Zone (SDZ) in the form of the South Link Street, paving the way for the impending start of the development of the overall SDZ lands and delivery of this planned new urban neighbourhood in South Dublin.

Spanning 280 hectares, Clonburris is located on the Dublin-Kildare railway line and Grand Canal, 12km from the city centre or a 12-minute train journey to Heuston Station. When complete, Clonburris will deliver more than 9,000 new homes for 23,000 people with retail and commercial hubs.

The approval of the South Link Street relates to 4km of roadway, bike lanes, pedestrian footpaths, sustainable urban drainage network and water and foul water network. The South Link Street will enable development of over 4,000 new houses to the south of the railway line, as well as urban centres, schools, community facilities, parks, and commercial space.

This project to construct the South Link Street formed part of the €186.3 million funding secured by SDCC for Clonburris under the Government’s Urban Regeneration and Development Funding (“URDF”) following the approval of a Preliminary Business Case to cover the costs of abnormal strategic public infrastructure. The benefit of this project will unlock SDZ lands south of the railway line for delivery of housing. Construction of this key piece of infrastructure commenced in Quarter 1 of 2022, and completed Quarter 1 2024. This is referred to as Stage 1A.

The purpose of Stage 1B will unlock the entirety of the SDZ lands south of the railway line for delivery of housing. Construction commenced February 2024. Current forecast completion is Quarter 4 2025.
